Nottingham's Station Street

After over two decades of acquisitions and planning, award-winning urban developer Bildurn has now completed the final part of its major transformational Station Street project, in Nottingham.

Bildurn has worked hard to create a top-class zone for those arriving into Nottingham by train.

Its Station Street / Carrington site, which covers over an acre, is a prime location in Nottingham city centre. Situated opposite to the entrance to Nottingham’s Midland train station – which has enjoyed a multimillion-pound facelift – Station Street is at the heart of the city’s public transport network and the best-connected area in the city.

With a tenant secured for the final 50,000 sq foot office scheme 11 Station Street, construction is starting shortly and will be complete by November 2022. Jayne Meakin and Alex Smith of Shakespeare Martineau advised on construction procurement, working alongside Adam Youatt of Gateley Legal who led on the property transaction.

The Grade A offices (designed by Franklin Ellis) will be a hub for 1,000 employees from Domestic & General (D&G), the appliance care specialist.

The building will also feature a roof garden – which would be one of Nottingham’s first dedicated office developments to offer a terrace for employees overlooking the city. The office faces the pedestrianised area on Station Street and offers secure basement parking and cycle storage, 24-hour access, electric car charging points and high-quality contemporary finishes as well as backing onto the canal waterway.

11 Station Street is adjacent to the Vita Group’s residential Vita Student, a £24m scheme of 320 high-end student flats, which Bildurn secured, situated partly on the old Job Centre site which is nearing completion.

Bildurn’s investment and development of the vicinity, Station Street and Carrington Street is over 20 years in the making. Along Carrington Street substantial investment has been made refurbishing neighbouring buildings overlooking the canal including (the former Gresham Hotel and Police Station).

The Gresham Hotel is now contemporary apartments above ground floor retail units for 200 Degrees and Superdrug. Bildurn has carefully invested in this area of the city, within the Gresham building sensitively developed retaining with original features renovated and retained including the entrance canopy. The new apartments will complete the redevelopment of the 20,000 sq ft building which first began in 2016 with.

As well as the Gresham Hotel Bildurn is also developing 12 apartments across the upper floors of the former police station on Station Street.

We had to acquire small pockets of land and numerous derelict building to turn this area into something special. It has been challenging developing this area, not least working in a small pocket of land close to the canal.

“For many these buildings are the first that anyone sees when they step out of the train station and our vision was dramatically different to what has stood there for years previously. We’ve long held the ambition to reinvigorate this approach to our city centre and have worked hard to sympathetically regenerate and revive a large chunk of disused and unattractive space.

“We’re delighted to have worked with a great team to bring these projects to life including Franklin Ellis, Matthew Smith and James Keeton, Ben Kelly (at JLL) Adam Youatt at Gateley Legal and Neil Hartley at Lorne Estates.” Bildurn also worked closely with funding partner Charles Street Buildings Group to deliver 11 Station Street for D&G.
