Leading property consultants Commercial Property Partners (CPP) have secured more than 510,458 sq. ft of warehouse space at Bawtry Park, Doncaster on behalf of the site owner, Clearbell Property Partners III LP (Clearbell).

The new tenant, Worksop-based Carlton Forest Group, will now occupy the majority of the site, for storage and distribution purposes.

Situated just seven miles to the south east of Doncaster, the multi-unit site benefits from its proximity to both the new A6129 Great Yorkshire Way, which links Doncaster and Junction 3 of the M18 to Doncaster Sheffield Airport, and Junction 34 of the A1.

The warehouse complex offers a range of industrial units, varying in size from 95,000 to 220,000 sq. ft, each located within a secure, self-contained site with a manned gatehouse.

Acting as joint agents alongside the M1 Agency, CPP secured the leases with Carlton Forest Group on behalf of site owners, Clearbell Capital.

Previous occupants, DHL Supply Chain had occupied the entirety of the 615,000 sq. ft warehouse complex, vacating the site in October 2020.

Clearbell will continue with their plans to refurbish and improve the site in order to create a multi-tenanted industrial and warehousing complex, which includes units still available for lease.

“There is considerable demand for space and a clear shortage of available buildings. Bawtry Park offers clean, functional and ready racked warehouse space which is available on flexible lease terms.”

Further space is still currently available, offering units for up to 100,000 sq ft. Interested parties should contact either CPP or M1 Agency.

The site is also managed by CPP’s Property and Asset Management team.
