Work will start in January to create a purpose-built care home and apartment complex in Leamington.

Specialist care home provider Montpelier Estates has completed the purchase of Sovereign House in Queensway on Tachbrook Park from property development company AC Lloyd.

The two-storey building has been demolished to make way for two three-storey buildings containing a 78-bedroom care home and 15 care apartments, a car-park and landscaped gardens.

The complex, which will be operated by the award-winning Berkley Care Group, will provide 24-hour support for people with dementia and brain-related injuries and the development will feature ensuite bedrooms, day rooms and a dining room along with service support, staff support and ancillary offices.

A total of 100 jobs will be created at the care home – which is expected to open in the spring of 2022 – for a wide range of roles from nurses to care assistants and chefs to maintenance staff.

AC Lloyd were represented by property agents Bromwich Hardy.

Anna Ciesielska, of Montpelier Estates, said research from the University of Sheffield showed the number of people living with dementia in the UK is expected to rise to 1.6 million by 2040.

“We want to make a real difference to people’s lives at a time when they need it the most,” she said.

“Unfortunately, the number of people being diagnosed with dementia and brain-related injuries is increasing and state-of-the-art care homes like this are needed in our communities.

“We have over 20 years’ experience in designing and providing care homes to give much-needed care and a quality environment for residents.

“We want to create a ‘home from home’ feeling which is always paramount in our designs whether that is in the bricks and mortar buildings or in the gardens which adds to the well-being of our patients.

“Now that the legalities have been completed with AC Lloyd, our plan is to start construction in January and we anticipate it will take around 15 months to complete.”
