CBRE’s Liverpool Office Agency team has been appointed by Peel Waters alongside joint agents Avison Young, to market a portfolio of Grade A, net zero, office space totalling 200,000 sq ft across the Princes Dock neighbourhood at Liverpool Waters, the £5BN regeneration scheme at the city’s historic docks.

The teams will market office accommodation across four existing buildings including No. 8, No.10 and No. 12 Princes Dock, as well as pre let opportunities for the planned 80,000 sq ft No. 5 Princes Dock.

No. 8 Princes Dock is a modern five-storey Grade A office building which has been newly remodelled and refurbished and is home to KMPG.

No. 10 Princes Dock includes flexible managed workspace, ARRIVE, which offers potential occupiers a choice of 7 office suites accommodating from 7-12 desks and 3 meeting rooms to suit new and growing businesses with a range of packages available.

No. 12 Princes Dock is a five-storey Grade A office comprising accommodating some of the most prestigious organisations including CMA and CGM Shipping.  It also houses The Quay, a range of flexible office suites from 111 sq ft to 1,714 sq ft.

The office buildings are housed in one of Europe’s most important waterfront regeneration schemes and the single largest development opportunity in the city, which aims to transform Liverpool’s northern docks into a sustainable, world-class mixed use waterfront, injecting life back into the historic docklands.

Extending to over 2km along the banks of the River Mersey, the scheme has outline planning permission across 60 hectares, and will help drive substantial economic growth for Liverpool and the city region.

There is now around £1bn of live projects including Everton’s new stadium, the Isle of Man Ferry terminal, key infrastructure and 600 new homes currently on site.  There is 200,000 sq ft of net zero Grade A commercial space at Princes Dock.  It also includes two luxury and boutique hotels, cafes, restaurants, breweries, and over 1,000 apartments.

Andy Byrne, Director, CBRE said:

“We are delighted to be instructed by Peel Waters on this exciting development to market available office space.  The Liverpool City region is attracting inward investment and international business with new restaurants, bars and nightlife alongside the iconic waterfront  – this is a place where people want to live, work and play and Princes Dock is a world-class business destination and leisure complex in the heart of the city.”

Liza Marco, Senior Asset Manager, Liverpool Waters, commented:

“Princes Dock is a thriving mixed-use neighbourhood with a great blend of local and international businesses. With our new flexible workspaces at ARRIVE adding to the Princes Dock commercial estate, we can now cater for the needs of everyone from micro businesses right up to the larger and more established organisations, such as KPMG. The appointment of CBRE will help cement our traditionally high occupancy levels and ensure the high calibre of our tenants continues long into the future.”
