West Midlands-based construction company mac-group has been appointed to deliver a new £12 million speculative warehouse unit on the Wolverhampton / South Staffordshire borders.
The 109,534 sq ft unit at Vernon Park, an industrial development close to junction 1 of the M54, will include flexible ancillary offices, rainwater harvesting for water consumption, 12 loading bays, covered cycle storage for 38 bicycles, as well as 143 car parking spaces, EV charging points and landscaping.
The site is split into two levels and the steel frame structure will be off a six-metre-high reinforced concrete (RC) retaining wall.
South Staffordshire Council granted planning permission earlier this year for the development, which is earmarked for storage and distribution, and manufacturing. It is the last remaining plot for phase one of Vernon Park. Other occupiers are: DHL, Mann Hummel and J Banks.
Ray O’Sullivan, of the mac-group, said it is targeting a BREEAM Excellent rating and aims to achieve operational carbon neutral standard and will come with a roof-mounted solar photovoltaic array, as well as other energy-efficient equipment.

mac-group was appointed on behalf of Staffordshire Pension Fund and work is to begin later this month, with an expected completion date of Q3 2023.
Virtus Consult has been appointed for project management and QS, while Rodgers Leask Limited is undertaking engineering work. The architect is UMC Architects.
