In response to the growing demand for industrial property units in the North West, commercial and industrial lettings specialist and landlord, Towngate PLC, has commenced the construction of six new warehouse units at the established Towngate Business Centre in Walkden, Manchester.

Located just off Lester Road, the estate is accessed from Manchester Road West (A6), approximately one-mile due west of Walkden. Junction 4 of the M61 Motorway also lies within one mile of the premises via the A6, which in turn provides immediate access to the north west motorway network. In addition, the premises sit approximately eight miles northwest of Manchester City Centre and 3 miles south of Bolton.

Working in collaboration with its chosen contractor, Ellenby Construction, Towngate’s development is now underway. This will entail the construction of six industrial units —  ranging in size from 5,450 – 10,745 sq ft — complete with high specification warehouse accommodation and office facilities, a secure 30m yard area, remotely-monitored CCTV, manned security, EV charging points, and on-site parking. The scheme will also feature photovoltaic solar panels, thermally-efficient cladding to roofs and elevations, air source heat pump systems, and wellness showers, and will target a ‘Very Good’ BREEAM rating.

The site provides an ideal location, close to Ellesmere Shopping Centre and Walkden Town Centre, plus a variety of nearby amenities such as Aldi, Costa Coffee, and independent pubs and restaurants.

This new phase will bring the site back to full capacity, allowing for the creation of hundreds of jobs — a legacy to the original Lucozade factory, which was situated on the site, prior to its closure in 1993.
