New site marks Cruden Homes’ first new private-sale development in Bathgate and strengthens its West Lothian presence
Five-star housebuilder Cruden Homes has secured a new residential development site in Bathgate, marking its first private-sale development in the town and further strengthening its presence across West Lothian.
Cruden now has a contract in place to acquire the site from Richardson, who have real estate interests throughout the UK as part of their global business portfolio.
The planned acquisition will unlock a long-standing brownfield site for new homes, creating an attractive new residential development in a well-connected location close to Bathgate town centre.
Subject to planning, Cruden intends to bring forward a high-quality development of 103 homes for private sale, with a mix of two-, three- and four-bedroom terraced, semi-detached and detached family homes designed to respond to demand in the West Lothian market.
Overlooking Bathgate Golf Club and bordered by mature landscaping, the development will benefit from an attractive outlook, as well as easy access to a range of outdoor amenities. National Cycle Route 75 is nearby, while Bathgate Meadows Nature Park and Bog Burn provide further opportunities for walking, cycling and recreation.
Bathgate’s strong transport connections add to the appeal of the location, with direct rail services to Edinburgh and Glasgow and convenient access to the M8 motorway. The town centre, with its range of shops, services and leisure facilities, is also within walking distance.
The development will build on Cruden’s established presence in West Lothian and represents its fourth live planning application in the local authority area, reflecting the company’s continued investment in new opportunities across the region.
