Ashroyd Business Park, South Yorkshire

Network Space has completed the speculative development of five industrial units at Ashroyd Business Park in South Yorkshire.
The 10.5 acre site provides units ranging from 11,000 to 53,000 sq ft, offering prime industrial and distribution space on the Dearne Valley Parkway close to junction 36 of the M1. A further plot is available on a Design and Build basis for up to 95,000 sq ft.

Designed to meet the shortage of good quality industrial units within Sheffield City Region, where it is evident that new supply is struggling to keep pace with strong demand, particularly in light of the surge in online retail. Together the units will accommodate more than 140 jobs.

Simon Peters, Development Director of Network Space, said: “Good quality industrial space is in very short supply. The range of space at Ashroyd Business Park has been designed to meet significant occupier demand from smaller and medium sized occupiers and we are receiving a high level of enquiries. Thankfully, we have been able to offer virtual video tours, as well as socially distanced visits as lockdown has eased. Now that the units are complete, we are seeing increased interest, particularly due to the flexibility of the space, prime location and great transport links.”

Ashroyd Business Park is being delivered with investment from the Sheffield City Region JESSICA Fund and support from Barnsley Metropolitan Borough Council.

Cllr Tim Cheetham, Cabinet Spokesperson for Regeneration and Culture at Barnsley Council, said: “We are delighted to be assisting Network Space with such a high quality development in a first class location in Barnsley. This is great news for the borough, providing further opportunities to boost our local jobs market and Barnsley’s economy.

“Our award-winning Enterprising Barnsley team, which offers free guidance on access to finance, recruitment and training, as well as potential to receive business growth coaching has supported the development and we look forward to supporting future business who move into the units.”

Joseph Bahsoon, Director, CBRE Capital Advisors, the Fund Manager for the SCR JESSICA Fund, said: “We are delighted to see the project reach practical completion and to be supporting continued economic growth in Barnsley. The SCR JESSICA Fund is vital for bringing strategic development projects such as these to the fore and for facilitating economically beneficial development that would otherwise struggle to achieve adequate funding.”Contractor GF Tomlinson constructed the development on behalf of Network Space and CPP and NSM are the agencies marketing the scheme.

Helen Gordon, associate director of NSM, said: “Quality units in a prime location means the site is appealing to both South and West Yorkshire occupiers looking for space along the M1 corridor. The flexible range in accommodation will deliver a very successful development.”

Toby Vernon from CPP added: “We are delighted to see Network Space complete this speculative development. The design and build quality of these units are outstanding and we have already received significant tenant interest which we expect to ramp up further now that the units are finished. The region suffers from a shortage of good quality, modern space and these units will stand out as a sought after product.

Ashroyd Business Park lies close to junction 36 and offers great access to Barnsley, Rotherham and Sheffield. The units are all detached and self-contained each with secure yards and parking.
