£10 Million Financing Secured For Deakin’s Yard Development In Newcastle-Under-Lyme
Integritas Property Group (IPG) has secured a £10 million funding facility for Deakin’s Yard, its purpose-built student accommodation (PBSA) development in Newcastle-under-Lyme.
The facility, provided by London-based Pivot Finance, represents a major milestone for the scheme as it progresses through the Building Safety Regulator Gateway 2 process and moves towards delivery for the 2026/2027 academic year.
Deakin’s Yard is structurally complete, with all relevant health and safety certificates in place. The refinancing was required while the development continues through the Building Safety Regulator sign-off process, which has created timing pressures around delivery despite the substantial completion of the asset itself.
In response, IPG worked closely with its advisers and funding partners to restructure the transaction in a way that reflected the development’s current status and enabled a practical funding solution to be agreed.

“The challenges we have faced have not been due to any lack of progress or commitment on site, but rather the timing pressures created by the Building Safety Regulator process. This refinancing ensures the scheme is properly supported while we continue through that sign-off stage and move towards welcoming students for the 2026/2027 academic year.

Deakin’s Yard is expected to welcome its first students in August 2026, serving both Keele University and Staffordshire University for the 2026/2027 academic year.
